Description of Work:

Project Remodel includes: Full interior renovation and partial structural retrofit at 901 State Street, Santa Barbara, CA. Work includes transforming an existing three-story 19,536 SF former retail building into a multi-purpose performance hall and rehearsal center with practice rooms, teaching studios, dressing rooms, instrument storage, offices, lounges, and a rooftop outdoor performance space with a bar.

Provide Pricing for the following:

New 25,959 sf music center encompassing 5-stories

Ø  Architectural scope to include: ADA/disabled access compliance, demolition, interior partitions and acoustical walls, doors, windows, interior finishes, millwork, ceilings and roofing.

Ø  Custom Ceiling: New custom wood acoustic ceiling structure

Ø  Mechanical/Plumbing scope to include: New HVAC systems by floor and plumbing systems including rainwater.

Ø  Structural scope to include: Foundation, floor and roof framing, shear walls concrete repair/retrofit, structural steel, and wood framing.

Ø  Civil / Site Work scope to include: Site plan, utility plan, and erosion control.

Ø  Landscape / Irrigation scope to include: Rooftop landscape plan and irrigation system.

Ø  Electrical scope to include: Site electrical, power, lighting, and AV system infrastructure.

Ø  Elevator scope to include: 5-stop elevator

Ø  Fire Sprinkler scope to include: Fire sprinkler system by floor and roof.

Ø  Theatrical Systems scope to include: Theater equipment, adjustable acoustics, rigging control, theatrical lighting, and theater seating.
