A beloved landmark in Santa Barbara’s dining scene has officially come back to life. Chase Restaurant & Lounge reopened after more than a year of closure following a fire, marking an important moment for one of our community’s most recognizable dining institutions. Established in 1979, Chase has been a fixture of the downtown dining scene. When fire damage forced the restaurant to close, the path to reopening proved longer than expected. Although construction progressed in stages, coordination among insurers lengthened the overall project timeline. For the Frank Schipper Construction Co. team, the project became more than a renovation; it was an opportunity to reestablish a cornerstone of Santa Barbara’s dining culture.
Rebuilding After Fire Damage
From the outset, the project required extensive coordination and phased reconstruction. Our team began with full fire remediation and structural assessment before moving on to building out key functional spaces. One of the project’s central elements was a full reconstruction of the commercial kitchen. The space was outfitted with new equipment and upgraded utilities, creating a more efficient, modern culinary workspace while still supporting the restaurant’s extensive menu. We also refined interior layouts to improve flow and functionality. Updates included the construction of an upstairs private lounge, expanded storage areas, and newly built office spaces. Restrooms were upgraded to meet ADA compliance standards, and accessible entry points were incorporated to improve accessibility throughout the property.
Modern Upgrades with Historic Character
Beyond interior improvements, the project addressed critical structural repairs and upgrades to building systems. New interior finishes were installed throughout the restaurant, creating an elevated atmosphere while preserving the character that patrons remember and love. Exterior enhancements further revitalized the building’s presence on State Street. Work included new awnings, a refreshed facade, and the reconstruction of the tiled rear-entry stairs. Together, these improvements strengthened the building’s infrastructure, boosted operational efficiency, and delivered a fully modernized hospitality experience. At the same time, the project preserved the architectural integrity of a space that has been part of Santa Barbara’s dining landscape for decades. As a Santa Barbara–based contractor, projects like this carry special meaning. Helping restore a restaurant that has been a community staple was both a responsibility and a privilege for our team.
A Return to State Street
Much of what made the restaurant a local institution has been preserved. Longtime kitchen staff have returned, and the menu continues to feature many of the Italian dishes that have defined the restaurant for generations. The restaurant’s revival represents more than the completion of a construction project. It marks the return of a familiar gathering place for residents and visitors alike.
